Looking for a local Beaver County appraiser that knows how to use technology to their advantage? Contact Ed Cline Appraisals now!

Ordering and Tracking

In the past, most of our orders came in via fax and were confirmed with phone calls once we got back to the office. It might be hours before a client even knew if we could do the order. Things are quite a bit different now and when an order is placed on the site, we get a text message on our phones. We can even log into this site from the field and send back an e-mail confirmation – including the time and date for the inspection if we've been able to talk to the occupant.

Ed Cline Appraisals understands that real estate is all about timeliness. We use our resources to reduce waiting between communications since the speed at which we get things done directly effects your bottom-line. Through features on this website, we can actually speed up the entire appraisal process.

Data Gathering Tools

The appraisal process is nothing if not a data intensive process. We spend a great deal of time gathering the facts on the subject property and the local market data and trends. Ed Cline Appraisals takes advantage of technology to close the gap once again.

We've learned that taking notes regularly, using pencil and paper, generally takes longer since we we have to enter everything back in at the office. Don't be surprised to see us with a tablet PC or collecting data using an application created for our phones that even lets us sketch a floorplan right on site. Rather than using that clumsy old tape measure, a larger percentage appraisers are starting to use accurate laser measuring devices that also help measure hard to access areas.

All of this technology ensures that the final report is as comprehensive and conclusive as possible, requiring fewer call-backs and revisions. A real money saver for busy appraisal clients.

Here at Ed Cline Appraisals we make sure you have more ways to receive your report.

Delivery of appraisals as PDF files through e-mail is definitely the standard these days. Generally our clients are most familiar with receiving PDFs attached to their e-mail. It's a lot faster than the old days when everything was on paper. But, we've even been able to innovate report delivery with this website.

Everyone knows how frustrating it is to lose a file. Or have you ever had problems sending or receiving an e-mail because it was too big? We have the technology to overcome those problems, too.  When we deliver an appraisal through this website, the client is e-mailed a download link to retrieve the PDF. By bypassing email completely we can get around any problems caused by file size. And the best thing is that the file will be hosted on this site for 90 days. So if you lose the file, you can log back in here and retrieve it again without even calling us or waiting for us to get to a computer so we can send it again.

Ed Cline Appraisals enhances its appraisal records by using Digital Workfiles

It would be much easier if appraisers could complete an assignment, deliver it and never worry about seeing that document again. However, appraisals are used to demonstrate the condition of a property on the inspection date. Therefore, appraisers must keep their reports for 5 years in case any disputes or other matters arise regarding the property.

To sum it all up, Ed Cline Appraisals uses all the technology at our disposal technology to improve service. By storing every aspect of the appraisal - notes, sketches, supporting documentation and calculations - along with the appraisal electronically, we're able to retrieve that document at any time and recall just what that assignment was about.

We just wanted to give you a little bit of insight into how we use our technology daily. Using the right tools, along with the appraisal know-how that you've grown to expect allows the appraiser to collect the appraisal data to finish the report faster and more accurately than previously possible.
